Emeline Peltier is involved in all areas of real estate, in particular complex real estate transactions. She advises funds (often foreign), asset managers, developers, and hotel groups at every stage of their real estate projects: from acquisition (including financing) or construction to resale, and in connection with managing their activities (leases, asset management, litigation, etc.) relating to all types of properties, including offices, retail, logistics assets, and hotels.
Ms. Peltier recently advised Tristan Capital Partners and STAM in connection with the sale of the Parisquare building to Oxford Properties (24,000 sqm). She also assisted Mitsubishi Estate in connection with the acquisition of an office building on rue de la Boétie in Paris and Europa Capital in the acquisition of Tour Vista, for €87 million, in La Défense.
She is regularly involved in transactions concerning shopping centers (such as the recent acquisition of the Les Cordeliers shopping center in Poitiers (€40 million) and logistics assets. For example, she advised on the sale of a portfolio of over 280,000 square meters to GLL, a pan-European portfolio to SEGRO for €472 million, and recently advised on the acquisition by Tristan Capital Partners of a portfolio held by Prologis (€110 million).
Ms. Peltier has represented both developers and investors in many projects, such as Capital & Continental’s turnkey sale of the 27,000 square meter “Portes de France” building after acquiring the land from the developer, AEW Europe’s turnkey acquisition of a 24,000 square meter property in Paris, the construction of a private hospital in Saint-Denis (€50 million), and the refurbishment of a portfolio of over thirty hotels for one of the major international hotel groups.
She advises many investors (mainly funds, most of which are foreign) and asset managers in connection with the leasing and daily management of their real estate assets, including litigation (rental, construction-related, etc.). For example, Ms. Peltier was very recently involved in drafting and negotiating the new Publicis lease (22,000 square meters) in Paris (11th district). She also assisted an international hotel group in connection with a dispute concerning the rehabilitation of one of the major Parisian hotels and investors, and represented developers in disputes relating to construction defects (in particular concerning a 35,000 square meter skyscraper in La Défense) for a German fund.
Ms. Peltier began her career at Mayer Brown before joining Salans, which later became Dentons. In 2013, she founded the real estate department of Olswang Paris, where she practiced for more than three years.
